Replacing your boiler with Berriman Heating & Plumbing
Nowadays, with the price of gas ever rising, many people are replacing their old boilers with one of the modern, cheaper to run, more environmentally friendly boilers.
As from 2005 all boilers installed in U.K. have had to be high efficiency Condensing boilers. If you would like some help with understanding some of the terms used to describe today's boilers, please go to the Things you need to know about when replacing your boiler. section of this website.
We only install boilers in the SEDBUK band A (the highest efficiency band available).
When you invite us to give you a quotation for a new boiler we will come to your home and discuss your requirements ~ The choice of model and the siting of a condensing boiler can be a complicated matter and we will take time to talk this through with you and answer any questions you have. We will also tell you about any other measures which could help reduce your future gas bills
~~~You will then receive a written quotation clearly detailing the work we will carry out together with any options which we may have discussed.~~~
Before connecting your new boiler to your existing heating system we will fully flush through your existing heating system to remove any sludge, debris and magnetite (nasty black stuff) which would be harmful to your new boilers continued efficiency.
All new boiler installations require a certificate which is called a
'Notification of Compliance with Building Regulations'
. We are qualified to 'self certify' all our new boiler installations in accordance with this law which we do
free of charge
. Without this certificate a householder would run into legal difficulties when selling the property. The local authority Building Inspection Dept would charge approx £300 for inspecting and issuing these certificates.
Things you need to know about when replacing your gas boiler.
There are three different types of boiler now available in Britain:-
Condensing Combi Boilers
By far the most popular type of boiler. A combi does away with water storage tanks, header tanks and hot water storage tanks. It produces hot water on demand and of course central heating. Very popular due to thier low running costs.
Condensing Regular Boilers
(sometimes called 'heat only' boilers). These are the next most popular type. These provide central heating and hot water. The hot water is usually stored in a hot water tank (cylinder) in your airing cupboard where often are found various valves and pumps associated with the system.
Condensing System Boilers
These provide heating and hot water. The hot water is usually stored in a hot water tank (cylinder) in your airing cupboard. It differs from the Regular boiler because it does away with the need for a 'header tank' at high level and has the Circulating Pump located within the boiler casing.
In 2005, the government made new laws which have to be applied when a new or replacement boiler is installed. In particular the
Gas Safety Regulations
have to be rigidly applied. This may mean that, as well as a new boiler, certain other alterations/additions have to be carried out.
All todays boilers are 'Condensing' boilers
This simply means they are more efficient than yesterdays boilers!
(they give you more heat for every £1 of gas they burn).
The government also introduced a new word 'SEDBUK' into the language. SEDBUK means Seasonal Efficiency for a Domestic Boiler in the United Kingdom, and is followed by a letter identifying the efficiency band of any boiler. Band 'A' is the highest efficiency band and we at Berrimans only fit band 'A' boilers.
What else do I need to know about todays condensing boilers?.
1) They produce a waste product called condense water. To deal with this your new boiler has to be connected to an existing waste pipe or drain or a small specially dug 'soak-away'.
2) They produce a much more visible 'Plume' of discharge from the flue outlet terminal. This could sometimes cause nuisance so more attention has to be paid to the location of this. But there are many new ways of overcoming problems in this area.
3) Condensing boilers will not tolerate being connected to a system which is dirty inside. It’s important that your heating/hot water system is flushed and cleaned before when fitting a new boiler and an anti corrosion fluid (inhibitor) must be added to the system.
4) There are minimum requirements for the heating controls as well. You must have a minimum of a Room Thermostat and a Timer by law. Thermostatic radiator valves (rad-stats) are also highly recommended. Larger homes are required to have separate control 'zones' for upstairs and downstairs.
Having a new boiler installed can be expensive
but if your existing boiler is older than 10 years,
replacing it with a condensing boiler will have a
dramatic effect on reducing your gas bills
Replacing a Combi with a Condensing Combi?
Should be relatively easy so long as the above can all be accomodated and the gas supply pipe has been correctly sized.
Replacing a Regular Boiler with a Condensing Regular Boiler?
Again this should be a relatively easy job so long as the above can all be accommodated. Many older installations of this type include what is called 'gravity circulation' to the hot water tank and this can no longer be allowed because it is very wasteful of energy (expensive to run). Where this is the case a new control system, some new pipework and possibly a new hot water storage tank (cylinder) will also be required.
Replacing a Regular Boiler with a Condensing Combi Boiler?
We do a lot of these and there are so many differences with each installation that it is impossible to list them all. Good advice is always available from Richard (free of charge) as to whether or not this is the best course of action for your particular circumstances.
Richard Berriman is always available to answer your questions & help clarify any matters. He is available for a free of charge survey and quotation for your requirements.
A new, high-efficiency condensing boiler will cut your heating bills by up to 40% straight away – and you will be 'doing your bit' for the environment because these boilers are much cleaner burning than the older models ever were. (Energy Savings Trust, 2007).
~~~~ today's high efficiency condensing boilers convert more than 90% of fuel into useful heat, compared with only 55% with many old boilers. Put another way, for every £1 worth of gas you pay for, you now get over 90pence worth of useful heat compared to only 55pence worth on many old boilers ~~~
